Document Checklist

Depending on your unique financial situation, there are several documents you need when applying for a mortgage. This document checklist will help you prepare all the documentation required for the mortgage approval process.

Income Confirmation

Salary Position / Hourly Position

• Current paystub showing a year-to-date income
• Current T4 slip or employment letter
• Overtime income, 2 most recent years of T4 slips

Part-time Position / Commission Position

• Current paystub showing a year-to-date income
• 2 most recent years of T4 slips

Self Employed

• 2 most recent years of T1 General full booklet
• 2 most recent years of Notice of Assessment, showing no taxes owing
• Proof taxes paid if owing
• If your company is limited or incorporated, 2 most recent years of business financials

Other

• Lease agreements (if you have rental properties)
• Confirmation support payments are being made or received (child/alimony) via 90-days of account statements and separation agreement
• Child Tax Benefit government statement (showing the ages of the children and amount being received)

Down Payment Confirmation

From Own Resources

• 90-days of account statements (showing name, date, balance, account number, financial institution)
• 90-days of TFSA statements (showing name, date, balance, account number, financial institution)
• 90-days of RRSP statements (showing name, date, balance, account number, financial institution)

Gifted from a Family Member

• A signed copy of a gift letter (we will provide)
• Account statement showing gift is deposited in your account

Sale of Existing Home

• Copy of the unconditional sales contract

Other Documents

• Mortgage statements for any properties owned
• Property Tax Notice or Certificate for any properties owned (click here)
• Divorce/separation agreement including full and complete minutes of settlement, if applicable
• Signed consent form (we will provide)
